Common questions

Do I have to wait until probate is finished to sell the house? +

Usually not. In California, a home can often be sold during probate — sometimes with full authority under the Independent Administration of Estates Act, and sometimes with court confirmation. I help you determine which path applies and keep the sale moving.

Who pays for cleaning out and fixing up the property? +

In most cases these costs can be handled by the estate or arranged so there is nothing out of pocket for you upfront, then settled at closing. I coordinate trusted vendors so you are not managing it alone.

I live out of the area — can you still help? +

Yes. Many of the families I work with are settling an estate from out of state. I can manage the property, vendors, and showings locally and keep you updated every step of the way.

I serve Ventura County and Los Angeles County, including Thousand Oaks, Westlake Village, Newbury Park, Agoura Hills, Calabasas, Simi Valley, and surrounding communities.
